Why do I need a survey? A common question I am asked a lot. First everyone needs to realize that it is either a title company or the lending agency that is requiring the survey. I ask the property owner if he knows where his corners are and they tell me what they know. But if I ask where are the legal corners of the tract of land, I get funny looks. They are the same, Right? Not always. Only a Licensed Surveyor can tell you the difference. If you are buying a new home, get a survey done. Do not accept some one telling you a survey is not necessary. If someone were to tell a friend of mine that I would stress the need for a survey. Someone might be hiding something. If you do not wish to listen to me I refer you to an article I read in The American Surveyor Magazine. A professional developer hired a Professional Engineer to develop a site plan for a new house. He did and the developer built the house. What is the problem you ask? They built a 2 million dollar house on the wrong tract. There is a lot more to the story but the bottom line is they did not engage a licensed surveyor. The house has to be moved. Cost to move it is 300 to 400 thousand. If they do not move it then there is a 15 million dollar fine. Till next time
