if you were looking at horse property, would you want to ask the current owner "horsey" questions? Such as manure management, neighbor questions (horses being an attractive nuisance), pasture grass, local riding trails, other nearby horse owners? Which structures on the property remain? Would you want to see inside the feed room? The tack room? Any other buildings? Would you be surprised if the other realtor was insulted that you had talked to a property owner out of their presence? How long would you expect a realtor listing a property to take to get back to you or your realtor? Would you be surprised if a broker in charge told you that you had committed a "no no" by talking to a property owner on a social media? Would you prefer to buy from an individual? Have you had more success at purchasing For Sale By Owner or through a realtor? Do you think there is a huge difference in pricing between FSBO and listing? How much would you check out a property (through tax records, county records, utilities - all public records) or would you trust your realtor (or theirs) to do it for you?
