Denver 3rd Quarter Real Estate Trends: (YCRE data) Denver #1 for population growth of people in their 20s! Slowing a bit on the rate of appreciation still up 7% (as opposed to 30 year ave of 6%). #solds (closings) down due to tight inventory, definitely still a sellers market Interest rates still near historic lows. Its hard to have a housing bubble with low inventory and low number of closings? The average number of showings per listing are up (except upper end of mkt - due to its limited # of buyers). 38% closings are cash approx 25% of those are investors. Very little correlation between interest rates and home prices over the last 30 years. Tough time to be a renter. Total loan volume is down 70% (big layoffs) more competition - much less refinancing. will now accept credit scores down to 580! Investors and Single Family Homes - good time to sell difficult properties .... Market hit bottom 5 1/2 yrs ago
