Latest Vacancy: Senior manager, real estate: Lloyds.London Overall Purpose Successful delivery of the full range of Estate Management (EM) and Transaction Management (TM) services to Lloyds, managing the global footprint of 30+ properties with 850k square feet of space. Supervision and co-ordination of transactions across the globe. Achievement of all relevant contractual, operational and commercial KPIs. Proactively working with other Lloyds teams in the UK and across the globe to ensure that Lloyds requirements are met in full. Contributing to the broader Property Services agenda as required. International travel will be required. Responsibilities and Accountabilities Estates / Portfolio Management Working with the Lease Administration team member ensuring timely and accurate production of Critical Dates Reports, along with identification and flagging of associated risks and opportunities to the Lloyds. Ensuring effective liaison/correspondence with client, facilities managers, solicitors, tenants, landlords, and Lloyds local offices, together with third party advisers where appropriate. Ensuring the production of timely accurate and useful reports as agreed from time to time, including periodic KPI reports Where appropriate, instructing other professional colleagues within Lloyds offices in relation to disposals, rent reviews, lease renewals, planning issues etc. and assisting with the delivery of those services to Lloyds. Obtaining approval to proposed decisions or recommendations, and managing the approval process. Coordinating instructions on property closures to ensure all parties are informed promptly and all necessary actions taken within specified timescales. Ensuring all contract Service Level Agreements/KPIs are achieved. Transaction Management Preparing, recommending, and implementing transaction strategies for acquiring and disposing of real estate properties. Coordinating field resources and other stakeholders in the execution of lease renewals, new site acquisitions, disposition of surplus space through subleasing or sales, early lease terminations, and more. Working with and advising Global Markets teams by implementing real estate plans with an understanding of the clients strategic real estate goals. Assisting with project initiation and scope definition, prioritisation of assignments, and adherence to Lloyds priorities, processes, commitments, and milestones. Taking a lead role in coordinating and gathering rent forecast information for Lloyds each year to support Long Range Business Planning activities and to identify risks and opportunities to Lloyds. Managing and executing a wide range of transactions in terms of size, value and complexity. Resolving critical issues for Lloyds by researching and gathering information about payment transactions, lease terms and other relevant items. Closely tracking all transaction activity and accounts for all savings results achieved. Coordinating and monitoring the negotiation of sales and leases through a field broker. Negotiating leases, lease amendments, purchase and sale agreements, estoppels, and other real estate documents to meet requirements and timelines. Works closely with Lloyds Legal team through final execution of documents. Disposing of surplus properties within prescribed timelines. Reviewing, analysing, and interpreting financial analyses including book and cash flow projections, NPV (net present value) to enable Property Services to make more informed decisions. Working with lease accounting processes and templates for deal approval on each transaction. Drafting and creating a large variety of analyses and relevant documents, including but not limited to: project initiation, market comparable reports, Requests for Proposals (RFPs), proposal comparison packages, letters of intent, and brokers opinions of value. Establishing and maintaining strong working relationship with clients and/or landlords and brokers. Lease Administration Working with the Lease Administration team member to ensure that all data held for properties is up to date and accurate. Validating & signing off lease abstracts and data changes made to the systems. Oversees lease audits and any agreed program with the client to improve data quality and completeness.
