Progressive Builders, Inc. needs your support Brad Dumonceaux, one of our owners, is pursuing a land exchange with Itasca County. He is in the process of consolidating his privately owned land while also consolidating publicly owned land through an exchange. If you may imagine this has been a long, lengthy process Brad has been working on since 2004. To summarize the land exchange, this will remove 114 acres of County Tax Forfeit Memorial Forest Land, surrounded on four of six sides by private land, from public ownership to private. On the flip side of the exchange, 156 acres of private land with ¾ mile of designated trout stream, stocked by the DNR, surround on three of four sides by other County Tax Forfeit Memorial Forest Land, would become public. For a net gain of 40 +/- acres to county owned Tax Forfeit Memorial Forest Land. Appraisal values of the 154 acres of private land show it is worth 12% more than the 114 acres of County Tax Forfeit Land. The successful land exchange of private land for public land will yield a net gain in real estate value of County owned Tax Forfeit Memorial Forest. The exchange has passed the Township by 81% support by members and carried unanimously by the Board. The county board passed the exchange by a vote of 3-2. The Land Exchange proposal lies at the Minnesota DNR for final approval by the Land Exchange Board.
