TIP: home inspections Wobbly toilet? That’s a sign of potential leakage, which can lead to water damage. When you do a walk-through or even earlier, you should turn on every fixture in the bathroom (and the rest of the house) to make sure water runs properly. Note any cracks in the fixtures, the water pressure and any leaking. Don’t forget the counters, either. You should inspect the cabinet underneath the sink to make sure there is no rotting. Ventilation is also a concern. Note any mildew and whether any wallpaper in the bathroom is peeling. Both are signs of potential ventilation problems. Home sellers who want to keep their homes in shape can do little things that will help avoid problems down the road. Always run the bathroom fan to push moisture out of the house. Moisture does collect in that small room. Unless you have a window that draws air out, running the fan is the best thing you can do to avoid mildew and other water problems. Non-slip throw rugs will help keep moisture off carpet or tile. Always make sure spills are dried off immediately. Regularly inspect your home for water damage or leaks.
