Vista combines rural living with village charm — Jamie Gilman’s interview with UT San Diego Here’s a copy of Jamie Gilman’s July 2014 UT San Diego interview: Toward the northern end of San Diego County, sprawled along state Route 78 between Oceanside and Escondido, Vista combines old and new. It became a city in 2007 but was founded in 1882. A historic downtown village competes with modern shopping centers. And with nearly 100,000 people, Vista offers privacy-rich rural living as well as traditional family neighborhoods. “Vista has something for everyone — upscale, entry level, retirement communities, you name it,” said Jamie Gilman of the Cristine Clark & Jamie Gilman Team, Realty Executives. “Vista is still in high demand because it’s affordable.” With pricing well below areas farther south in San Diego or to the north in Orange County, Vista attracts commuters looking for more land or more house than they might be able to afford elsewhere. “Vista is accessible due to being right in between the 5 and the 15 freeways, which makes it ideal to get anywhere people need to go, north or south” said Gilman, a 25-year Vista resident. Weather is also deciding factor, she added. “One of the biggest reasons people choose Vista is the climate. We have mostly sunny days without the coastal gloom, yet we are 15 minutes from the beach” she said. Vista is a diverse real estate market within three ZIP codes. The 92081 area is south of SR-78 and north of Palomar Airport Road. Known as Shadowridge, it includes several subdivisions plus condos and townhomes. Typical residence is a three or four-bedrrom, two-story house built in late 1980′s. “Shadowridge is appealing to family because of the neighborhood feel,” Gilman said. Comparing June 2013 and last month, housing sales have held steady in 92081 with 30 and 28 sold respectively at a median price of $460,000 vs $480,000 according to DataQuick statistics. A handful of condos also sold — six last June at a median $291,000 and nine last month at a median $250,000. The 92083 ZIP code is the older part of Vista where the downtown “village” and the area’s most affordable homes are located. This is also where the Sprinter train offers public transportation linking Oceanside and Escondido. “First-time buyers who might be priced out of Shadowridge are drawn to the value in this area,” Giman said. In June 2013, 21 homes sold in 92083 at a median $345,000, while 13 homes sold last month at a median $362,000. As with Shadowridge, the condo market held its own, with nine sales in June 2013 at a median $242,000 and six sales last month at a median $219,000. Vista’s largest ZIP code, 92084 is in the foothills, affording ocean views, large lots and horse farms. Much more rural that the other two areas of Vista, 92084 is filled with mostly custom homes,many of which have multiple acres. “You are likely to find a view home in 92084 and many of them are spacious and secluded, some with guest houses, ” Gilman said. Vista’s most active market due to its size, 92084 saw 40 home sales in June 2013 at a median $402,000. Last month 35 homes sold there at a median $447,000. Few condos are located in 92084.
