You Be The Broker: at 12:30 an agent on floor duty takes a call from someone sitting in front of a house that has an open house sign in front of it. The listing agent is in the same brokerage. Caller wants to know when the open house will start. Agent (who happens to be new, did not see the house on tour and has never been in that community) pulls up info on house and reads off listing info. Tells caller that the open house starts at 1:00. Gets caller info and hangs up. Another agent in the office workroom tells new agent to call the caller back and offer to meet them at the open house whenever theyll be there. Agent meets them there and leads listing agent to believe that she is there to show the house to her client. Listing agent is surprised because he didnt see a showing scheduled but thinks maybe he missed it, so he doesnt ask couple to sign in. Listing agent finds out next day the scenario behind the showing and wants contact information for caller. What do you do as the broker? Does it matter if the new agent did or didnt sign a buyer agency agreement before entering the house with the couple? Does it matter if the new agent visited the couple the next day to talk about listing their house? Thoughts?
