Development Manager Job summary The job has 2 aspects 1. The development management of DWTC’s real estate projects. Management of the entire development process from project initiation to operation of several different types of asset classes. 2. The investment management of DWTC’s existing real estate assets. Major responsibilities and accountabilities The management of a number of Dubai World Trade Centre’s real estate development projects providing daytoday leadership and direction to internal and external teams to ensure objectives are met in terms of design quality time cost and revenue. Identifying potential opportunities for new projects that would add value to Dubai World Trade Centre’s real estate portfolio. Planning and overseeing the preparation investmentdevelopment appraisals. Ongoing monitoring of financial models – actuals v budget. The preparation of investment development strategies business plans with subsequent recommendations to Senior Management. Preparation of comprehensive development project briefs. Managing project teams both internal staff and external consultants to ensure development briefs and business plans are adhered to. Providing direction on masterplanning in line with project objectives. Providing direction on design development in line with project objectives. Ensuring the design is in line with market demands and optimal operational efficiencies. Sourcing appropriate relevant and accurate information on prevailing market conditions and trends. Extrapolating outcomes from such analysis to i ensure projects components and design are in line with market demands ii ensure the assumptions used in the investment development appraisals are justifiable iii to identify opportunities to add value to DWTC’s projects or investment portfolio. Proposing and managing appropriate property strategies such as strata title marketing leasing sales funding estate management property management sustainability environmental. Regular and effective communication across project teams and stakeholders. Negotiation and closure with major leasing tenants and investment purchasers. Identification negotiation with and subsequent management of joint venture partners and funders. Identification negotiation with and subsequent management of hotel operators. Assistance with the hiring and management of external project team members such as consultants and contractors. Actively contributing to the project Risk Registers in particular in relation to “clientside” risks and managing appropriate mitigation plans. Monitoring of project key performance indicators with the presentation of regular updates to Senior Management. Preparing project presentations as required by DWTC Senior Management Board of Directors partners and stakeholders with comprehensive backup justifications. Overseeing the preparation of valuations of DWTC’s investment assets in accordance with the RICS Red Book. Assessment of investment performance of DWTC’s investment assets and recommendation of optimal leasing and operational strategies. Performance management training and guidance of investment analysts and of staff members as required. Skills Qualifications •Formal Education oMinimum of a graduate level degree from a recognized university in a real estate finance related field of study. oMember of the Royal Institution of Chartered Surveyors is essential. •Training oExpert use of all standard Microsoft Office business software i.e. Excel Word and PowerPoint plus a working knowledge of Visio and MS Projects. oExperience understanding and knowledge of Argus Developer and D.C.F. is important. •Experience 5 – 10 years of real estate real estate development investment experience as a minimum. Good knowledge of and experience within Dubai’s real estate market is important. Proven track record of managing successful real estate development projects. Proven experience of preparing property report and valuations in line with the RICS Red Book.
