Its back to the drawing board for a developer who wanted to build a super Walmart in Scripps Ranch, on a corner lot off Interstate 15 and Carroll Canyon Road. For more than a year, 1,800 Scripps Ranch residents fought to keep a big-box retailer out of their neighborhood. Their voices were heard loud and clear, and that project is on hold with the developer now proposing a new idea. That alternative is 250 to 260 apartments with small shop retail in front, said Scripps Ranch Civic Association president Bob Ilko. Ilko added that so far, it was well-received by a group of about 40 residents last Thursday who were the first to hear about the new idea. The developer, Colton Sudberry, told 10News itll be a mixed-use project with shops, restaurants and luxury type residential units. The exact look is still being worked on. A similar project that Sudberry Properties developed is Civita Circa 37 in Mission Valley. Sudberry says the same level of quality and amenities will be incorporated into the plan in Scripps Ranch. At a small shopping plaza across the property, Ernst Niemann, whos been a business owner for 15 years, likes this idea but still has one concern. How is it going to impact the traffic in our area? Because we already have a traffic issue, said Neimann. Others who work and frequent the area have the same concern but agree with the overall idea. Its sort of a small city, urban living, which I think is appealing to a lot of people, said Sabrina Delgado. Itll be good if we get some more residents getting some more jobs in the area, said Krystle Gersztyn. And thats one big plus, considering Scripps Ranchs business park will be growing soon with new industrial buildings going up only about a quarter of a mile away from the proposed development. When youre adding a couple thousand employees to the neighborhood, they need to be able to live some place, said Ilko. Ilko added if they can live three blocks away from work, its a win-win for everybody.
