Covenants! Many houses built in the New Towns era have a covenant - For use as a single family dwelling only or similar wording. The beneficiary of the covenant TODAY will be the Council. Question - I know how to have them removed, but its a looong job. When buying a house like this, for use as an HMO, it is just NOT practical to wait for the removal as part of the conveyancing. My question is this - can any members report that they have been fined by the Council for having NOT bought the covenant out first, did it perhaps get revealed at HMO license application? Was it found later? What happened and when and how? Why I am asking is this! I suspect that the fine is only the same money that youd pay out the slow way...... Any offers of real experience in this regard? Thanks
