Dear Facebook friends, I usually wouldnt waste my time with matters such as this, but I feel that people should know what I have been dealing with at The Meridian at Stanford Ranch Apartments in Rocklin. Please scroll down, as the story starts from there. Please share :) Dena, When I spoke with Stephen on November 25th, he explained to me the laminate and what would be done with the cabinets. I agreed and just asked that it be taken care of before I came home on the 7th of December, he assured that it would and we left it at that. When I came home on the 7th, nothing other than the garbage disposal was done. On the 8th I received a call from one the of the girls at the office asking permission for maintenance to enter my apartment, as I was home, I agreed. When they came, the gentlemen stated they were here to do the flooring, I assumed they meant the laminate. After showing them the cabinet, they were confused and said that they must have the wrong order. After they left, I received another call from your office asking for clarification, that is when I explained the situation and a service date was setup for the 11th. Again, I am not asking for unreasonable requests, just simple accountability. Also, the sink DOES leak and although I know you are busy, as am I. I would appreciate that you stop by so I could show you in person, maybe then we can stop wasting time with these emails. I would also like the email to your supervisor, as I feel they should be aware of how this situation has been handled. Thank you Michael From: Meridian CD [meridian.cd@fpimgt] Sent: Wednesday, December 17, 2014 12:14 PM To: Michael Grischenko Subject: Re: #1126 Michael, Im sorry that the issues werent addressed to your satisfaction. Stephen, our maintenance supervisor, went to your apartment with the list of concerns you had. He did review each issue you brought to our attention. We replaced the garbage disposer. There were no leaking pipes or valves. He said that the stains on the plywood (under the kitchen sink) are old and appear to be from a long time ago (which is in line with what you said to me prior). There was nothing leaking currently. It was dry. He will schedule for a piece of laminate to be installed under your kitchen sink--this will prevent any potential leaks you may encounter from warping the plywood. Stephen does not feel as though counter-tops need to be refinished based on the edge piece being lose. That can be glued down. We cannot incur unnecessary, non-budgeted expenses at the residents request due to aesthetics. If the maintenance supervisor deems that these items needs to be replaced, it is discussed with me and we would need our regional managers approval. Stephen will be calling you today to set up an appointment. He would like to meet with you in your apartment home to discuss your concerns. Dena Pratt Community Director | FPI Management, Inc. I came home after a long work trip under the assumption that everything we discussed in the emails below would be addressed, and of course it is not. The pipes still leak, cabinets still look like shit and the counter top, well nothing was done other than the garbage disposal being replaced. We started this back on November 25th, not including my previous complaints and yet here I am, December 16th at around 10:00 pm, writing you this unfortunate email. Clearly not only do I feel that my request should be met immediately, but I feel that I should be compensated not only for my time, but also for the inconveniences this has caused. I feel that a reduction on my next months rent would suffice. As a tenant I hold up my end of the contractual agreement, by not only paying my rent on time but also notifying you of issues that need to be dealt with. I hope that the property management upholds their part of the agreement and these issues are address immediately. I would hate to take my complaint public, in a world where social media can influence an individual on where they do business. Im sure it will be taken care of. Question, is there anyway to take me off the list of email and text updates. I seem to be receiving a variety lately? Thanks and hope you had a great Thanksgiving as well! Steve will go in today. Unless theres dryrot or damage beyond repair, we will not need to replace your cabinets or counters. At most, we would replace the section under the kitchen sink as thats where the water collects. But, we will certainly let you know. Dena Pratt Community Director | FPI Management, Inc. Yes, you have my permission to enter the unit. Please let me know prior to any decisions being made with regards to the kitchen cabinets and counter top, as I would like all those to be replaced, due to them being a health hazard. Michael, Thank you so much for bringing these items to my attention. What I would like to do is have my maintenance supervisor handle your request directly. If youve have maintenance technicians in your apartments a few different times and theyve been unable complete the work orders then we need to go to the top. It sounds like the water dripping could be a few different things. The garbage disposal sounds like the line is clogged. As for the oven, we may need to have an appliance repair technician come out if our maintenance supervisor is unable to troubleshoot it. In that event, we will let you know. Anytime you bring a leak, minor or major, to our attention, we now have to treat this an an emergency and come in to investigate. I would like to get your permission to enter so that we can address this. If not, unfortunately, I will have to post a notice of our intent to enter your apartment and we will just go in. Getting these items fixed for you so that you can enjoy your apartment home is my goal. I hope that Im able to restore your faith in our community and make you happy. I hope to hear back from you today as Id like to send Steve over today. Thank you, Dena Pratt Community Director | FPI Management, Inc. I know that management has changed, and I hope it will bring some much needed relief. The first issue I would like to bring to your attention is in my kitchen. The pipes under the sink have been leaking well before I even moved in, and although several attempts have been made to fix this, it has only become worse. Not only are the cabinets under the sink now stained, but there is now mold growing from all the moisture and sitting water. At one point, I came home after a long absence, to find a horrific stench in the kitchen, which I first thought was a dead animal of some sort. Not only is all of this absolutely disgusting, but I have developed a strange cough. I have talked to my doctor, and she believes it could be caused by the mold and rotting of the under cabinets. Second issue. Whenever using the garbage disposal in the sink, there is a strong vibration to the point that objects around the sink and on the counter mover around or fall. Also, water collets leaks ever time the garbage disposal, adding to the sitting water and moisture. Third issue. The oven does not work properly and the stove itself is very uneven. I will be out of the country until December 7th, but you can reach me at this email. I hope that the above mentioned can be addressed prior to my return. Also, attached are images of what I was referring to.
